Amity Rose Properties

Real Estate Strategy from Someone Who's Done the Work

Helping buyers, sellers, and investors across DC, Maryland, and Virginia make smart real estate decisions—with deep expertise in historic and one-of-a-kind properties. Rooted in the Route 1 Corridor.

DMV's specialist in historic and legacy properties, Kayleigh Kulp

Meet Kayleigh

Kayleigh Kulp came to real estate from journalism — which means she knows how to listen, how to find the story in a complicated property, and how to communicate it to the right audience. Over the past decade, Kayleigh has acquired, renovated, and repositioned historic and legacy properties across the Route 1 corridor in Prince George's County. She's navigated complex deals with help from a competent network of attorneys, public officials, architects and contractors, and been awarded over $1 million in historic preservation incentives through her own community focused adaptive reuse projects. That experience shapes everything she does for clients as a licensed residential and commercial agent in DC, Maryland, and Virginia. She lives in the Hyattsville Historic District.

What We Offer

A preservation-minded, story-driven approach to real estate.

Real Estate Sales & Strategic advisory

We represent buyers, sellers, and investors in transactions involving historic, legacy, and architecturally significant properties. Our development background means we can see a property's full potential — not just its current condition — and position it accordingly.

Historic Preservation and Adaptive Reuse

We uncover unrealized potential in underused or historic properties - blending preservation values with smart redevelopment strategy. Our narrative approach attracts investment, community pride, and long-term sustainability.

Who We Serve — Amity Rose Properties

Amity Rose Properties

We work with people
who see more in a property.

Not every buyer, seller, or investor needs the same thing. Here's how to know if we're the right fit for you.

01

You're selling a home
that has a story.

Your property isn't just square footage. It has original details, a history, maybe a name. You want a buyer who will appreciate it — and an agent who can position it for what it actually is. We specialize in exactly this: historic homes, legacy properties, and architecturally distinctive houses across DC, Maryland, and Northern Virginia.

Talk about your property
02

You're buying something
you can't find on Zillow.

You're not looking for new construction or a standard colonial. You want a Victorian rowhouse, a mid-century modern in the right neighborhood, an adaptive reuse loft, or a home with bones that most buyers overlook. We know where these properties are, how to evaluate them honestly, and how to advocate for you when the deal gets complicated.

03

You're building wealth
through legacy assets.

Historic and legacy properties represent one of the most durable, tax-advantaged investment categories available — if you know how to work with them. We advise investors and developers on acquisition strategy, adaptive reuse potential, and the financial mechanics of historic rehabilitation, including Federal and State Historic Tax Credits.

What we advise on
  • Federal & State Historic Tax Credit (HTC) structuring
  • Value-add acquisition in DC, MD & NoVA corridors
  • Adaptive reuse feasibility and zoning analysis
  • Long-term repositioning and exit strategy
  • Historic designation — risk, protection, and upside
20% Federal HTC for qualified historic rehabilitation — a meaningful return on the right project
04

You're handling an estate
or inherited property.

Estate sales are rarely straightforward — especially when the property is old, needs work, or carries sentimental weight for the family. We've guided personal representatives, heirs, and executors through complex property decisions with patience and precision. We can buy directly, list traditionally, or help you evaluate which path makes the most sense.

05

You believe what gets built
— and kept — matters.

You think about neighborhoods, not just properties. You want a home that's livable and authentic, not just staged and flipped. You might care about historic designation, what a renovation should and shouldn't touch, or how to find a place with real character. We speak that language, and we take it seriously.

Why Choose Amity Rose Properties?

Clients hire us for advisory strategy — not just transactions.
